We didn’t know how to choose an agent or even what made one preferable over another. We weren’t unhappy with the agents we had in the past but didn’t have much to compare against and really resented having to pay a $30,000.00 realty commission!
We came to know John because we followed up on a flyer he left at our door. It wasn’t the typical glossy mass produced, professionally manufactured, piece of literature used for marketing that we’ve all seen in the past. It was a single sheet of paper on Right at Home’s letterhead that outlined what services he offered and how he would sell our home if we were ever interested.
We asked him for references from clients he’d worked with in the past which he happily provided. (Both we spoke to were extremely pleased with his work.) John explained his philosophy on print advertising – that it was used primarily to advertise the agent, not your home. He feels similarly about open houses. He explained that print advertising was a large portion of the cost that other agents used to rationalize their fees although it wasn’t what would sell our home. It provides more of a “feel good” sense for the seller if they see their agent’s face in the local newspaper. It also made me realize that the free give-away promotions, charitable contributions and mail-out flyers used by others agencies, all cost money but also don’t sell your home! This made sense to me. John also explained that he would post our home multiple times on the MLS website. He promised to work hard for us and told us that we were under no obligation to continue the listing for any period of time. We would be able to de-list within a day if chose to do so. We began to look at properties and almost immediately started to see the differences from our past experiences.
- He set us up on an automatic feed to our email so we received updates on new listings in the cities we were interested in, using our parameters for style, price etc. This was extremely helpful and really saved a huge amount of time chasing after the wrong listings or attending open houses.
- When we saw something we thought we might be interesting, John was extremely responsive and quickly set up times to view. At each place, he gave us a hard copy of the recent listings and sale prices in that area as well as a history on that home – when it was last sold, price, upgrades etc. As we visited houses, he asked questions about what we liked and disliked about each place and really felt he was listening because he subsequently remembered our comments for the next viewings. At times I felt guilty because our wish list evolved and the focus changed from house type to property and then back. It must have been frustrating for John but his patience never waivered and he happily met (or drove) us to the next one that piqued our interest!
- When we finally zeroed in on a place to put an offer on, he helped us through the process and counseled along the way. He kept us constantly informed through email, text messaging and phone and has been truly responsive.
- The listing process was equally as professional. He made suggestions on how to best stage/showcase our home for sale and again provided us with lots of information on recent sales in the area, making great suggestions on how to price and list the property. Our house sold within 6 days!
Finally, the biggest difference for me was the manner in which we were treated. He was respectful of our time and wishes for our new home but most importantly, never made us feel like he was missing out on some “larger deal” because he was working with us. His focus always made us feel like we were his only clients! We sold our home in Oakville, purchased in Burlington and used John at both ends.
From the minute I signed with John Christiani, he was out of the gate like a race-winning thoroughbred, within hours registering my condo with multiple real estate boards, posting my property on many Web sites in addition to MLS, and emailing hundreds of other agents about my property. The result was highly predictable -- my property sold for 98% of list price within four days. And John's constant attention to details and keeping me in the loop did not stop after acceptance of the offer, it continued every step of the way until closing. I cannot recommend John highly enough if you are looking for a results-oriented realtor!
